Maintenance Technician - Senior Living

Job Summary

Responsible for common area and suites repairs in the scope of plumbing, HVAC, electrical carpentry, and appliances. Further oversight of the building’s curb appeal through building exterior inspections, cleaning, and grounds maintenance. Customer service and attention to detail are critical skills to ensure the satisfaction of the community’s residents.

1. General

2. Resident Care

  • Provide assistance with any maintenance related issues.
  • Attend to the maintenance needs of residents in a timely manner.
  • Respond to emergency calls in a timely manner.
  • Monitor the safety and well-being of residents.
  • Demonstrate knowledge of infection control and universal precautions.

3.Other Duties/Responsibilities

  • Assist with organizing and prioritizing service requests and general maintenance tasks for the residents.
  • Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
  • Ensure vacant suites are rent-ready per agreed upon schedule with the Director of your Community.
  • Assist in the preparation of preventative maintenance schedules, daily rounds, as well as maintaining an inventory of supplies and tools sufficient for providing the appropriate level of service.
  • On-call every other week, Wednesday at 12:01pm to the following Wednesday at midnight.
  • Conduct apartment Preventative Maintenance (pm).
  • Collect and remove trash and debris from building areas.
  • Remove snow from the sidewalks and parking lot as needed.
  • Inspect building’s grounds and buildings daily to identify maintenance needs.
  • Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow through to ensure issue is resolved.
  • Maintain an injury free safety culture by following all policies and procedures and reporting any unsafe behavior or conditions including nonfunctioning equipment.
  • Ensure enough supplies are stocked and complete necessary inventories.
  • Report Project status to Plan Operation Director ongoing.
  • Perform special maintenance projects-other duties assigned.

4. Physical Demand/Working Conditions 

  • Able to sit, stand, bend, lift, push, pull, stoop, walk, and move frequently during working hours.
  • Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in confined spaces or at heights in excess of 8-9 feet.
  • Able to assist in the evacuation of residents.

5. Qualifications and Educational Requirements

  • High School Diploma or equivalent.
  • One (1) to five (5) years of experience performing repairs within a multi-family property, or other building maintenance .
  • Demonstrated ability to use independent judgement to make quality repairs which meet the company’s expectations and goals for the community.
  • Basic computer skills, ability to using Microsoft Office and ability to operate standard office equipment.
  • Ability to frequently us general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, snow removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
  • Understands SDS Sheets.
  • Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle). Must possess valid driver’s license and acceptable driving record.
